PROPERTY MANAGEMENT SERVICES
We personally manage yourproperty management from beginning to end allowing us to know you the owner, your properties and tenants well. We do not delegate to ever changing staff nor over extend the number of properties we manage.
We will meet with you at your property to discuss your requirements and give a free market rental appraisal, advice on any maintenance that may be needed and answer any questions you may have.
We do this by photographing and writing a detailed description of your property highlighting all features of rental property or residential property, advertising via Trademe and our website as well as contacting relocation companies.
A 'To Let' sign is installed at your property when suitable.
Viewings of your property are carried out by Care allowing us to personally meet all prospective tenants.
Careful tenant selection including reference and credit checks, preparation and signing of tenancy agreement, which complies with the Residential Tenancy Act (1986), bond lodgement and detailed chattels and conditions reports.
Care attends to potential vacancies by quickly and efficiently re-advertising your property ensuring minimum loss through vacancy.
A detailed chattels & conditions report with supporting photographs is complied prior to commencement of the tenancy. This report is given to the tenant on collection of keys to check and sign. Our first inspection is carried out at approximately 6-8 weeks allowing time for tenants to settle in. Subsequent inspections are carried out every 4 months to check the general condition of the property and for any maintenance that maybe required. A written report following these inspections is emailed to you.
We provide a full repairs and maintenance service. Care employs certified and insured trades people who have worked for us for many years and will carry out the smallest to the largest jobs promptly and cost effectively. Quotations will be obtained as and when required. If a major work is to be undertaken (e.g, exterior paint work) then payment must be made to CARE prior to completion so that the tradesperson can be paid as soon as the work has been inspected.
